What are village Kota plots?

Village/Kisan Kota plots are those which have been allotted to farmers as part of compensation by the Noida Authority. The total area of the plot is defined as 5 per cent of the total area acquired by the government. Under this, 5 per cent area of the total land is allotted to the farmer in a developed or developing sector of Noida.

The farmer needs to get these plots allotted on his name through some formalities. They also need to make some amount of payment for the allotment letter from the Authority. These plots are given in the new areas/sectors where Authority is functional and has been given the responsibility for development.

“The development work carried by the Noida Authority in areas where such plots are given to the farmers are sewage and drainage lines followed by road development, water and electricity supply and marking of plots,” says Narendra Sharma, managing director, Mohit Realtors Pvt Ltd.

Where are these properties?

If you are looking for residential plots in Noida and have a budget of Rs 20 lakh, there are multiple options available. Sectors 63A, 70-72, 105, 116, 121, 122 and 135 among others are offering residential village Kota plots.

“In Sector 63A, buyers can find plots with a minimum starting price of Rs 50,000 per sq m with sizes varying from 40–42 sq m. While in Sector 116, the price for the same plot size starts from Rs 65,000 per sq m. The factor deciding the price of plots is location,” says Amit Sharma, proprietor, Om properties.

“One of the major advantages of buying residential village Kota plots in Noida is that the Authority has developed them and these sectors are much more planned than the older sectors. These plots are also surrounded by a green belt. Sewerage, water and electricity lines are assured along with future infrastructure development,” adds Narendra.

As compared to normal/general plots (plots available in other sectors of Noida), the village Kota plots are also available at a lesser circle rate. According to the Noida Authority, not more than two and a half storeys can be constructed on these plots.

Sectors offering village Kota plots in Noida are located within 7-12 km distance from Noida City Centre Metro Station. Even the Faridabad-Noida-Ghaziabad Expressway (FNG) is very close to these sectors.

Check list for buying village Kota plots

    Before buying, one must look for clear title of the land and check if the owner is equipped with original documents on his name
    The registry of the given plot should be between the Noida Authority and the allottee (farmer)
    Land owner must have up-to-date NOC for water supply from the water department and there must be ‘no dues’ of account from Noida Authority
    Check for the originality of the allotment letter, possession certificate and relevant documents of lease between the farmer and the Authority.
