When the family size of Anil (58) and Savita Bajaj (55) grew from four to nine members, they decided to buy a house for themselves. Their decision was supported by the family, comprising of the new generation and kids.

“The concept of senior citizen homes in India is still growing. In Delhi NCR, one can find such options in Noida, Bhiwadi and Jaipur. However, the demand is growing for such homes for which developers are taking initiatives to match the senior citizen requirements,” says Prabhash Singh, a Delhi-based property consultant with Propfessors Realty.

What are Anil and Savita looking for in their new home? They are seeking a project which is specifically meant for senior citizens and thus, offers facilities that meet their growing age requirements.

“We are looking to live in a project located strategically and catering to our special requirements. Our kids are looking for a home with a renowned developer to ensure the investment is safe and that the project will be delivered on time”, says Anil.

What are the special requirements of the senior citizens for which they want appropriate facilities?

According to a report by Jones Lang LaSalle (JLL) India, besides growth in sheer numbers, senior citizens are also evolving as a customer segment with needs and wants, which are different from the senior citizens of the earlier times. Today, a significant section of senior citizens are independent, financially stable, well-travelled, socially connected and as a result have well developed thoughts of how they want to spend their time after retirement.

The real estate environment being developed for senior citizens should recognise and address these issues to ensure comfort and compatibility to this special group. A Delhi based well-known developer says, “Considering the growing number of senior citizens and their demand for housing options, such projects are under planning and few are also functional.”

Delhi NCR is witnessing an increase in the number of developers coming up with senior citizen homes. While many offer common housing projects with specialised facilities, others offer projects especially for senior citizens.

“The senior citizen segment is the next big thing in the real estate. Buyers are willingly looking forward to a transition in their living lifestyle with the community meeting their needs of health, security and lifestyle. Understanding the basic needs of this segment developers are keen on developing homes which are welcomed by the elderly group,” adds Singh.

As per the data with Magicbricks, some of the projects in Noida and Bhiwadi that are nearing completion or are under construction offering facilities for the elderly are available in sizes of 1200-1700 sq ft. The prices for these are in a budget range of Rs 30-65 lakh.

“The supply of such homes, catering to the needs of the elderly, is presently low across Delhi NCR but is expected to grow in the coming years,” says Pawan Kumar, Sanwaliaji Home Destination Pvt Ltd.

With developers coming up with projects for senior citizens across Delhi NCR, the elderly Bajaj family and many others like them are sure to find a perfect home to make life more interesting after retirement.
