Land to be re-acquired in Shahberi, Greater Noida

Delhi/NCR:The Greater Noida Authority has begun afresh the process of acquiring 156 hectares in Shahberi, the village at the heart of the land crisis that gripped Noida Extension three years ago after the Allahabad high court cancelled the acquisition. The Authority is likely to complete the re-acquisition within two months.

Shahberi was the first village where land acquisition was cancelled in 2011 after farmers moved court. It spurred hundreds of farmers in other Greater Noida villages to do the same, igniting widespread against the Mayawati regime over land acquisition.

The Shahberi acquisition was quashed as the land was acquired under the urgency clause for a ‘public purpose’—industrial development—but its use was later changed to residential. A slew of housing projects by leading builders was planned on these 156 hectares.

In the fresh acquisition process, the urgency clause won’t be invoked and they will be compensated at double the circle rate, anything between Rs 1,800 and Rs 2,000 per square metre, Greater Noida Authority chairman Rama Raman told TOI on Sunday. In 2011, the government had paid Rs 850 per square metre for the land. “Shahberi is once come at the stage of land acquisition,” Raman said. “But during this period, this belt has lost a lot. The whole episode taught us a lesson that issues must be sorted out through mutual consent.” Raman added that the formalities for acquisition had been completed. “The authority will now issue notices to farmers for possession of land,” he said, adding the urgency clause had not been invoked and the Authority had conducted a hearing to note objections from farmers.

While one section is happy that the compensation rate has been hiked, another section is reportedly planning a legal move. Realtors unequivocally welcomed the process. “They have churned out a process which will benefit all the parties, affected in the land row,” said RK Arora, CMD, Supertech. Amit Gupta, MD, Orris Infrastructure, added, “We hope this will be a new era of development without any hurdle.”
