Illegal builders along e-way to face heat

Sending out a strong signal to illegal colonizers, developers and encroachers, the Noida Authority on January 23 issued a public notice warning them of legal penal action if they indulge in any unauthorized, illegal and criminal business of land properties in Yamuna Expressway Industrial Development Authority (YEIDA)'s notified area.

The notice has further sounded an alert to prospective home buyers against investing in a property without verifying the antecedents of the developer.

YEIDA has also restrained developers from "launching or advertising" any project without putting up on their website or in their advertisement, information about the legal sanction, approvals etc. for the project and the details of authorities from whom buyers can verify the same.

According to officials, the move comes after the Authority received several complaints and it was found that some builders had sub-leased their duly allotted properties without having obtained the Authority's legal sanction for execution.

Developers were also found to have changed the land use of properties without the Authority's approval and clearance of building layout plans. "There is a dire need to create awareness among the general public to beware of rogue developers, builders and colonizers who are fraudulently trying to sell land, which has not been cleared for projects and schemes being widely advertised by them," YEIDA chief executive officer P C Gupta said.

"In some cases fly-by-night operators blatantly sell and offer YEIDA's land in the form of plots, villas, flats, farm houses, etc through advertisements in newspapers and other media. This is illegal and the land allotment is unauthorized," warned the CEO. "Even the advertisements inviting applications for allotment without having title to the land is deception and unfair trade practice on the part of builders," he said.

Officials said that it has been found that illegal colonizers, under the name of Shefa Enclave, are busy selling land to gullible buyers. "This scheme is not authorized by YEIDA," the notice said. Unauthorized property is also being carved out in the villages of Dankaur, Fatehpur Atta, Jaganpur, Afzalpur etc by the land mafia, officials warned.

"This will not be allowed and we will take a strict stance against all those involved in duping people of their hard-earned money," he said.
