Homebuyers to pay for Raj Nagar Metro station

In its board meeting on October 19, Ghaziabad Development Authority (GDA) approved a proposal to recover costs of building a new Metro station – the eighth and last one on the Dilshad Garden-New Bus Adda route on the banks of the Hindon river – from owners of adjoining plots. GDA expects the total cost of building this additional station will be Rs 50 crore.

Although not part of the original Metro plan, DMRC agreed to build the new station following a request by GDA, if the latter decided to bear the cost.

As it will specifically benefit plot owners in Ghaziabad’s Zone 1 (that includes Raj Nagar Extension), GDA decided to recover the cost by imposing additional peripheral development surcharges at Rs 250 per sqm from housing and other projects proposed in this area.

Officials said the new station is likely to be named Raj Nagar Extension. “DMRC has left it to GDA to decide the name. We invited suggestions from the public and a majority of them favoured naming it Raj Nagar Extension,” said Santosh Yadav, GDA vice-chairman.

In the meeting, the board also finalized a slew of other measures to facilitate Metro work in Ghaziabad, that includes providing 1.5 acres free of cost to DMRC for building quarters for its maintenance and operations staff.

A 6,400 sqm group-housing plot has been identified for this in Koel Enclave. In a MoU signed in 2006, GDA had promised land in Kaushambi or Vaishali, but due to paucity of land in the two areas, a plot near Loni in Koel Enclave was finally agreed upon.

“The board also finalized a proposal to offer 21,800 sqm of land for allotment to Delhi Metro Welfare Organization (DMWO), DMRC’s welfare body, at Rs 28,500 per sqm,” said Yadav.
