Bijli, paani main agenda for elections in Dwarka

One of the important constituencies in Delhi Vidhan Sabha elections, Dwarka is also the top preferred locality for outright purchase according to PropIndex, Magicbricks’ India Apartment Index for the month of Oct-Dec 2014. Owing to its proximity to the IT hub of Gurgaon, Dwarka gained prominence for being affordable, convenient and classy at the same time. To keep the sheen intact, the Delhi Development Authority (DDA) decided to introduce the concept of sustainability which would also include a new range of high rise housing, world class urban infrastructure and group housing societies having round-the-clock water and electricity supply.

Other than this, DDA is also planning a financial hub in Sector 10, Dwarka, on the lines of Nariman Point in Mumbai, where land will be leased only to banks and finance companies.

What to expect in this elections

While campaigning for the Bharatiya Janata Party (BJP) candidate Pradyuman Rajput, party’s senior leader Venkaiah Naidu cited some examples taken by the Central government in recent times such as regularisation of illegal colonies, conversion of lease-hold land to freehold, providing freehold rights to five chullah tax villages, simplification of Delhi building byelaws and enhancing FAR limits, besides de-clogging the Delhi roads and reducing conversion charges of residential and commercial properties.

Similarly, Congress party has promised the construction of ISBT in the area which would ensure better transportation to other important hotspots of the city. In fact, the party has also planned a Haj House in Dwarka, if they come into power as a welfare act for the Muslim community.

Keeping development as a vision, the Aam Aadmi Party (AAP) too has announced some important things for Dwarka. This includes bringing a Water Treatment Plant in the area to provide clean drinking water to the residents.

In short, whoever comes to power, Dwarka residents are all set to see good days ahead, provided promises are fulfilled and plans get implemented.

Real estate scenario

As per the Magicbricks’ data, currently there are over 25 active projects in Dwarka and over 4,000 properties are available in the resale market. Here, units are available at a starting price of Rs 13 lakh which can go up to Rs 5 crore for a plush 4BHK apartment of 4500 sq ft. In fact, the area also saw a rise of 2 per cent in the Oct-Dec 2014 quarter to become the most preferred locality for buying.
