Developers have sensed the sluggish real estate sector and are going a step ahead to lure buyers into making a final purchase. Therefore, don’t be surprised if you get to hear of up to 10 grams free gold coins, Rs 100-2,500 per sq ft discounts, up to Rs 5 lakh cash discounts, free modular kitchens, free car parking, assured annual returns or a free club membership! Shankar Vidyarthi, a first time buyers says, “Consumers cannot be lured into investing. The first thing that comes to mind is that perhaps the developer has to struggle to clear his existing stock. Up to Rs 5 lakh discount may also mean that the cost price could have been way lesser and therefore the offer.”

“Nevertheless, if the developer has a clean name in the market, I do not mind investing in the project. It is an added incentive,” he adds.

Bharat Kesu, a Pune based realtor says, “A serious home buyer looks for conveniences- how far is his home from his workplace, his child’s school, what is the connectivity like or future prospects of the area etc. Therefore, deals are secondary. You wouldn’t buy a house for a gold coin.”

Kapil Gujrati, broker with Home Views says, “These are intensive sales strategies to capture market space. We cannot say about the actual sales but enquiries do go up if the deals are exciting. Developers have the twin responsibility of pushing sales as well as maintaining a competitive price."

What do experts feel about the scenario? Santhosh Kumar, CEO-Operations, Jones Lang LaSalle India says, “In order to attract buyers in a difficult market, several builders are resorting to offers and freebies. Negotiators who do not see value in such offers can and should negotiate for better prices instead."

Whatever said and done, marketing tactics do work if the buyer feels that the developer has done justice in terms of construction quality, floors and furnishing, maintenance and make.
