Why should a first time buyer choose Noida?

Noida, formed under the Industrial area of Uttar Pradesh, has emerged as a planned integrated modern city. Noida is one of the prime cities of the National Capital Region (NCR) and has loads to offer to a home buyer. In the past few decades, Noida has undergone a paradigm shift and is a major software technology park of India.

According to the Master Plan 2031, Noida scores well in terms of modern amenities and is also endowed with a healthy environment. There is a lot of scope for infrastructure, residential and commercial development like widening of roads, creating elevated structures and underpasses, flyovers, cultivating greenery, high-rise buildings, hotels, facilitating metro and road linkages to ease traffic.

Which sectors of Noida to prefer?


Location and connectivity of the sectors and the availability of civic amenities and facilities provided drive the prices of projects. When it comes to selecting sectors to invest, one can either go for the already developed sectors of Noida or choose from the ones which are currently under development.


Sectors that a home buyer can consider are 8, 10, 15, 16, 22, 32, 34, 47, 50, 51, 55, 61, 62 and of the upcoming Sectors are 74, 75, 76, 77, 78, 79, along the Greater Noida Expressway, 92, 94, 95 and 125. Availability of civic amenities is better in these sectors as compared to the other sectors. Further, while choosing a sector to invest, one should give preference to localities which are near schools, hospitals, markets and offices. The upcoming sectors enjoy the benefit of having a great location and connectivity to other parts of NCR.

A lot of new development is happening around the Noida Expressway, which can be considered for investing and for self use. Living along this passage has its own advantages in terms of direct access to both Noida and Delhi. Infrastructure development is also going on which is another reason that the area will have more appeal in the coming years.

The overall development in Noida in terms of better infrastructure has seen a surge. More and more companies such as MNCs, manufacturing, power & utility, automobile and IT, ITES are making Noida their base for operations. Due to this, there has also been an appreciation in the price of properties by up to 30 per cent annually, which may interest the investors.
