If you are looking for flats in this part of the city, you would never run out of choices. Noida is a popular pick with Studio apartments starting at Rs 8 lakh in Sector-73 to Rs 6 crore for a 6BHK flat spread over 5000 sq ft, if budget is not a constraint.

Bhagat Pratap, broker at New Age Properties says, “Noida is the new destination for the cosmopolitan culture driven buyers. However, infrastructure is pending. Hospitals, schools, provisions, conveyance - all need attention. Till then, the new sectors of Noida are good for an investor. The end-user will have to wait.”

Sectors 50, 61, 92 and 93 are areas you might want to bank on if looking for healthy rental yields.

Gurgaon

Sohna Road, Sushant Lok and Sectors 82 and 83 are areas where you can look for maximum availability of properties. Like Noida, Gurgaon too appeals to every segment of buyers. With prices in the range of Rs 4,600-6,200 per sq ft, Sector-82 has been popular among buyers who do not want to spend as much as Rs 12,000-14,000 per sq ft for an investment in areas like Golf Course Road.

Most properties in the above mentioned areas would be ready-for-possession in the timeframe of December 2014-2016. However, if you are an investor you would want to know the best localities for an additional income as rent. Sushant Lok, DLF City Phases, Sectors 54, 56 and 57 rule the charts.
