Smart is the buzzword in Rohini this elections

Rohini, one of the biggest assemblies in Delhi, is also known for its self-sustained infrastructure where schools, hospitals and marketplaces are available within a 5 km radius.

In fact, PropIndex (Oct-Dec 2014), the India Apartment Index by Magicbricks, has shown rising interest for the area in the last quarter of 2014. Rohini which was at the tenth position in the Jul-Sep 2014 quarter was pushed up to the sixth slot in the list of the top preferred localities for buying.

This rising demand is because of the Smart City plans that the Delhi Development Authority (DDA) has recently announced for Rohini. Seeing the opportunity, not just home buyers and investors but even political parties are looking forward to winning this seat, which will be crucial in the next two years or at least the development will begin post elections.

On one hand where Delhites are pinning their hopes on these futuristic plans, residents of Rohini are still troubled due to lack of basic amenities which include sewage issues, water supply and frequent power cuts, especially during summers.

“Other than the basic issues, law and order is another aspect which needs attention as some anti-social elements become active during the late evening hours, making it unsafe not just for females but for everyone,” says Asha Negi, one of the residents of Rohini Sector 8.

What residents expect post elections?

As political parties are promising better amenities in the area, residents are not sure whether the candidates even know the ground realities.

Vijender Gupta, the BJP candidate from Rohini has promised ‘clean drinking water, proper sewerage and decongested roads’ while AAP is promoting for more quality higher education institutes to further evolve the profile of the area.

Congress party which is not so active in the area, is still bidding on providing infrastructure to urban villages around the area and upgrade the liveability quotient.

Impact on realty

With DDA coming up with more housing stock in Rohini, investors eying the area may consider it because of promised modifications, especially where sewage and drinking water are the main issues such as in Sector 13, 14 and 15.

As per the Magicbricks data, the current property prices range between Rs 9,700-13,000 per sq ft, making it one of the preferred localities for buying among Delhites.
