Magicbricks Santa Contest – Meet the winners!

Magicbricks ended the year 2014 with a Santa Contest exclusively for our readers who have always enjoyed visiting and spending time on our website! The contest, which was flagged off on 15th Dec 2014 and continued till 31st Dec 2014, received an overwhelming response.

The users read our informative real estate articles, reviewed and rated localities and posted answers and queries on Open House. This helped them in making the best property purchase anywhere in India. With the contest coming to an end, we have declared 15 winners (one winner daily). These winners were selected on the basis of the quality of information, questions and reviews they posted which showed that they took out valuable time and read our stories and participated in various activites. Their review on different localities, answers on Open House queries and comments on stories helped other users in making wise property investment decisions.

Meet the winners

Piyush Tyagi (Delhi): He liked our article on the DDA flats – “1BHK DDA flats got smaller since 2008”. He is the owner of a DDA flat so wanted suggestion on should he retain or surrender his flat in Dwarka Sector 23B. Will it give good benefit after five years?

Subroto Bhattacharya (Greater Noida): He rated and reviewed Zeta locality in Greater Noida. He said Zeta is one the most preferred residential localities of Greater Noida. All good schools are located within a radius of 2 km. The best mall, Omaxe Connaught Place, is just 700 meters away, which is a walking distance. Markets and post office are also close by. Wipro office is also located close to the locality. The proposed metro station is also very close.

Tarun Satvani (Pune): He commented on our story on ‘Where to look for plots in Pune?’. He posted, Pune's industrial growth began from Bhosari. On its saturation, the twin townships Pimpri-Chinchwad became the focus. With 100 per cent occupancy, Akurdi became the next available place for industrial growth. Thereafter, Chakan-Talegaon became the attraction for the Auto giants and their OEMs. To this date, Talegaon has been 70 per cent occupied leaving the entire focus on Takwe, which has attracted top industries such as Mahindra, Tetra Pak, etc. And the best place to pump in your money is Takwe MIDC.

Zakeer Hussain (Bangalore):  He reviewed a locality – Marathahalli Junction. He posted that it is a   suitable area for those working on the IT Corridor of Bengaluru and offers premium lifestyle with all modern amenities, best schools and shopping malls.

Dr Anand (Chennai): He posted a query on Open House for selling his apartment. He asked, “I want to sell an unused 3BR flat in the first block of Lotus Pond, Vijayashanthi Builders, which is very close to the main road. What is the rate I can expect for this apartment?”           

Dhirajlal Rambhia (Vadodara): Being one of the users on Open House, he answered a query on Capital Gains. He posted that capital gains over sale of old property is calculated after indexing the purchase value as per the inflation rate of each year. The tax over long term gains can be exempted by investment of the sum in any another house property and/or CG bonds.

Haimanti Mitra (Kolkata): She posted a review on Alipore which says, exactly opposite Alipore are the PO Headquarters. This locality is in a secured location surrounded by police quarters, IPS residents, police courts etc. It is at five minutes distance from the Zoo, Taj Bengal, National Library and Race Course.

Raj Kumar (Udaipur):  He rated and reviewed a locality in Udaipur called Haldighati. He said, it is a very good location, just 44 kilometres from Udaipur and 17 kilometers from Nathdwara. It is nestled in the middle of the Aravali.

P Vijaykumar (Pune): He commented on the story - Pune Corporations the 'hero' of realty market in 2014. He informed that policy decisions seem to be falling in place. It only needs to see the execution of all these policies at the earliest. Fringe villages being merged into the municipal limits are always welcome for the growing housing needs of the growing population, but what really matters is how fast the necessary infrastructure will come up in these villages. It is only the speed of development in terms of futuristic planned infrastructure that will put price stability and growth of the fringe villages in place. That is when realty grows in reality.

Srinivas Kamat (North Goa): She reviewed the locality – Porvorim and posted that it is a good location, just 3 km away. It is open and laid back, less congested but with excellent connectivity and a great network of roads. It has good shops, markets, schools and hospitals nearby. It is self-sufficient with two malls coming up within 500 meters of the locality. It is also close to the major beaches of North Goa like Baga, Calngute about 5 km away.

Jitender Sharma (Delhi NCR): He answered a query on Open House on Sector 70, Gurgaon. He informed that one can get apartments within Rs 20 lakh, inclusive of maintenance. It’s around 25 minutes drive to IMT Manesar. 2.Sector 10A - Most of the employees working in Manesar preferred Sector 10A, Gurgaon, as it is near the Hero Honda Chowk and if your office provides you cab or bus then it’s the safest option for you.

R Varadarajan (Chennai): He commented on our story – “Traffic bottlenecks impact rents in Kodambakkam” – he posted that Chennai perhaps has the dubious destination of the only Metro city in the country with practically "No Pedestrian Path". One cannot find even half km of a walker's platform anywhere except on the Beach Road. The platforms are only reduced or removed to accommodate the ever increasing vehicle traffic. If at all any platform is re-laid, you can be sure it would be used either for political posters/banners, shops or parking slot for shops. Added to this, the undisciplined riders on the roads are least bothered about pedestrians and none stops before the zebra crossings. Every one turns a blind eye.      

Sedhu Madhavan (Chennai): He commented on the story – “Affordable housing: A checklist before you invest” – he informed that it is wise to check the technical capability of the promoter. Previous project reviews like quality, specification and completion period from occupants. Carpet area of the flat should be between 72-75 per cent. Undivided share of land should be more than 52 per cent and marked covered car parking. Get legal clearance from lower and try to get Undivided Share statement.    

Other winners, Dhwani Yogesh (Ahmedabad), Laxman Kumar (Pune) and Praveen Sharma (city unknown), have also won the contest.
